FROM CONCEPT to COMPLETION
1st – Project Consultant Selection
Builders will assist in the selection of project consultants as needed. Prince Builders contractors have the experience with many of the top consultants in the area including architects, home designers, engineers and interior designers.
2nd – Development of Plans
During the development planning stage, Prince Builders will help with the preplanning design stage of your home and work continuously to assist all consonants. This includes contributions from our stable of subcontractors to assure the best means and methods in order to help achieve the desired results within budget.
Prior to Groundbreaking
- Set up accounting procedure including a trust account for each project
- Complete bidding process
- Provide detail spreadsheet of expenditures
- Create project schedule
- Secure all permits and necessary approval letters
- Prepare priority decision list to be distributed to the necessary consultants
- Set up job safety procedures
- Attend required meetings with city officials
- Coordinate planned development with local utilities companies and complete checklist for necessary infrastructure and required submittals
During Construction
- Maintain Construction schedule
- Track priority decision making list
- Coordinate meetings with client and consultants as needed
- Submit reports containing meeting notes
- Provide photo documentation and remaining action items
- Secure all long lead times
Project Closeout
- Schedule finishing phases and coordinate all completion aspects of the project
- Complete necessary interior and exterior punchlists
- Track punchlist to completion
- Secure all final documentation – including final invoices and releases
- Submit as-built and red-line drawings
- Present all closeout requirements to lender
Warranty and Customer Service
- Submit completed warranty manuals – including manufactures warranties, model numbers, signed inspection cards and civil engineer’s final reports
- Set up customer service logs for any specific needs
